About This Agreement: These Terms & Policies ("Agreement") govern all residential and commercial exterior cleaning services performed by True Shine Exteriors LLC ("Contractor") for the customer ("Customer") at the service address shown on the estimate/invoice ("Property"). By approving an estimate or allowing work to begin, you agree to these terms.
1 Scope of Work
Services may include, as selected on the estimate/invoice:
⚠️ Only the items listed on the estimate/invoice are included. All other areas are excluded unless added in writing. Contractor will perform work using professional judgment and industry-standard methods appropriate to the surfaces and conditions observed.
2 Estimates, Pricing & Taxes
Quotes are firm based on the stated scope and typical site conditions. Prices are tax included.
Additional fees or discounts may apply if conditions differ materially from what was represented or reasonably observable at the time of quoting. Examples include:
- ! Access restrictions on the property
- ! Significant organic buildup beyond normal expectations
- ! Excessive clutter or blocked surfaces
- ! Added scope requested by Customer after quoting
Each service is priced separately and will be detailed by line item on the estimate and invoice. Stain treatments (e.g., rust, oil, irrigation staining, heavy grease) are not included unless explicitly listed as a line item and may require additional cost.
3 Changes to Scope (Change Orders)
Any requested additions or modifications to the agreed scope must be approved by Customer in writing prior to performance. Text or email approval is acceptable.
✅ If Contractor identifies a condition that requires additional work to meet the requested outcome, Contractor will notify Customer and provide options and pricing where feasible before proceeding.
4 Access, Utilities & Customer Responsibilities
Customer agrees to prepare the property and provide the following before service:
- ✓ Access to work areas, including unlocked gates and/or gate codes as required
- ✓ Access to a working outdoor water spigot during service
- ✓ Work areas reasonably clear — Customer is responsible for moving furniture, grills, planters, décor, vehicles, and personal items away from surfaces to be cleaned
- ✓ Secure pets and ensure safe access for personnel and equipment
⚠️ If Contractor moves items at Customer's request or due to necessity, moving/replacement fees may apply. Contractor is not responsible for damage to items that are fragile, deteriorated, or improperly assembled.
5 Customer Not Required to Be Present
If Customer consents to service without being present, Customer authorizes Contractor to enter exterior areas necessary to perform the listed services.
🏠 Note: Contractor will not enter the interior of the home or building unless separately agreed in writing.
6 Chemicals, Soft Washing & Environmental Notice
Contractor primarily uses sodium hypochlorite (bleach) solutions with surfactant additives. Additional degreasers may be used when needed (e.g., dumpster pads and grease areas).
⚠️ Customer acknowledges that cleaning agents may contact exterior surfaces and nearby vegetation despite reasonable precautions. Please notify us before service of any special concerns.
Customer agrees to notify Contractor before service of any special concerns, including:
- ! Sensitive plants or landscaping
- ! Unsealed wood or specialty coatings
- ! Custom paint or newly installed materials
- ! Waterproofing membranes
7 Stain Removal & Results Disclaimer
Contractor provides a best-effort cleaning service, not a guarantee of complete stain removal. Some stains and conditions may be permanent or only partially removable, including but not limited to:
- ! Oxidation/chalking and tiger striping
- ! Deep oil, rust, or battery stains
- ! Paint overspray and etching
- ! Efflorescence and hard-water/mineral deposits
- ! Tannin bleed, organic shadowing, and sun-faded surfaces
ℹ️ Customer understands that improved appearance is the goal; "like-new" restoration is not promised unless explicitly stated in writing with restoration-specific pricing.
8 Pre-Existing Damage & Surface Condition Disclaimer
Many exterior surfaces have existing wear that can be revealed by cleaning. Customer acknowledges the risk of pre-existing conditions including (non-exhaustive):
- ! Loose/flaking paint, dry rot, splintering, failed caulk, cracked siding, gaps, water intrusion points
- ! Aged or soft mortar, cracked brick/stucco, spalling, deteriorated concrete
- ! Oxidation/chalking on vinyl/aluminum, faded finishes, stains embedded below surface
- ! Loose pavers/sand joints, shifting polymeric sand
- ! Failed window seals, brittle trim, damaged screens
⚠️ Contractor is not responsible for damage resulting from pre-existing defects, improper installation, prior repairs, hidden deterioration, or materials failing under normal cleaning.
9 Windows, Screens & Delicate Surfaces
Exterior window washing is performed with reasonable care. However, Contractor is not responsible for:
- ! Pre-existing scratches, etching, hard-water spots, paint/adhesive residue, or failed seals/fogging
- ! Leaks caused by faulty seals, poor installation, or existing gaps
🪟 Customer's responsibility: Ensure all windows are fully closed and properly sealed before service begins. Screens and frames may be fragile; Contractor is not responsible for failure due to age or existing damage.
10 Scheduling, Weather & Day-Of Decisions
Service is scheduled within an arrival window; exact arrival times are not guaranteed due to the nature of exterior cleaning work.
Weather rescheduling is determined day-of for safety and quality. Conditions that may cause rescheduling include:
- ! Rain or high moisture
- ! High wind conditions
- ! Extreme temperatures
- ! Lightning or unsafe conditions
- ! Adverse surface conditions
✅ If Contractor reschedules due to weather or unsafe conditions, Customer will be offered the next available date/time at no additional charge.
11 Cancellation Policy
✅ Customer must cancel or reschedule at least 48 hours before the scheduled service time. No deposit is required and no trip fee is charged under normal circumstances.
12 Payment Terms & Fees
Payment is due upon completion of the listed services.

13 Rewash / Warranty
ℹ️ Rewash and warranty terms, if any, are only valid if agreed in separate written terms specific to the job and conditions. No implied warranty is provided beyond what is explicitly stated in writing for a given project.
14 Photo & Video Release
Customer grants Contractor permission to take before/after photos or videos of the work areas for documentation and marketing purposes, including use on:
- ✓ Company website
- ✓ Social media channels
- ✓ Advertisements and promotional materials
- ✓ Service proposals
✅ Privacy protection: Contractor agrees not to include house numbers or other identifying address markers in any posted media.
15 Limitation of Liability
To the maximum extent permitted by law:
- ! Contractor's liability for any claim related to the services is limited to the amount paid for the specific service line item(s) giving rise to the claim.
- ! Contractor is not liable for indirect, incidental, special, or consequential damages, including lost profits, lost use, or business interruption.
16 Governing Law
This Agreement is governed by the laws of the State of Arkansas, without regard to conflict-of-law rules. Venue for disputes shall be in an appropriate court of competent jurisdiction in Arkansas.
